Our Remodeling Process

From First Call to Finished Project

Whether you're just exploring ideas or ready to get serious, here's exactly how we work — and what to expect at every step.

Most homeowners considering a remodel have the same concern: not knowing what they're getting into. What does the process actually look like? How long does it take? When do real numbers come into play? Parrish Construction is a design-build general contractor serving Sacramento, Carmichael, Granite Bay, El Dorado Hills, Folsom, and Roseville — and we built our process specifically to answer those questions before they become anxiety. Eight clearly defined steps, transparent pricing at every phase, and one team managing everything from design through construction.

Not Sure Where to Start?

Most clients fall into one of these three categories. Find yours and jump to the right step.

Most Common

I have ideas but no solid plan yet

The Full Process

Eight steps from first call to finished project — here's what each one looks like.

01

Initial Contact

Complimentary

Discovery Call

Every project begins with a conversation.

We start by learning about your project — what you're hoping to accomplish, where you are in the planning process, and what feels most uncertain. This isn't a pricing call. It's a clarity call.

On-Site Visit

Complimentary

The Job Walk

Where ideas meet reality.

We come to your home, walk the space, and have a real conversation about what you're envisioning. We listen more than we talk — we want to understand how you use the space and what success looks like for you.

Directional Pricing

Complimentary

Ballpark Budget

A real range — not a runaround.

After the job walk, we provide a realistic ballpark budget based on the scope we discussed and similar projects we've completed. This is a directional number designed to help you decide whether to invest further.

Detailed Estimate

$100 – $250

Pre-Construction Estimate

Defined scope, real numbers, clear expectations.

A detailed estimate requires real work — taking off quantities, coordinating with trades, defining allowances, and documenting assumptions. You walk away with a clear picture of what the project entails and what it realistically costs. This document belongs to you.

Fee credited toward construction if you move forward.

Design + Planning

From $750

Design Retainer

For projects where design shapes the outcome.

When layout changes, aesthetic direction, or design decisions significantly affect cost, we recommend a dedicated design phase. At the end, you own a thoughtful, buildable plan — whether you continue into construction with us or not.

Remodeling Process — Frequently Asked Questions

How long does a remodel take from first call to project completion?
Timeline depends on project scope and complexity. A simple bathroom refresh can be complete in 6 to 8 weeks from first call. A full kitchen remodel or room addition typically runs 4 to 8 months including the pre-construction phase, permitting, and construction. We provide a detailed project schedule before construction begins so you know what to expect at every phase.
Do I need to have a design or plans ready before contacting you?
No — most clients don't. Our process is specifically designed to work with homeowners at any stage, from “I have a vague idea” to “I have drawings and want a price.” The Discovery Call and Job Walk are complimentary and designed to help you get clear on scope and direction before any money or design work is involved.
What does the $100–$250 pre-construction estimate fee cover?
A detailed estimate requires real work — quantity takeoffs, trade coordination, allowance documentation, and written scope. That effort takes time and produces a document that belongs to you regardless of whether you move forward with us. The fee is credited toward construction if you proceed, making it effectively free if the project moves ahead.
What is a design-build contractor and why does it matter?
A design-build contractor manages both the design phase and the construction phase under one contract and one team. This eliminates the gap between what a designer specifies and what a separate build crew executes — a common source of cost overruns, miscommunications, and delays in traditionally managed projects. At Parrish Construction, the same team that designs your project builds it.
How do you handle changes during construction?
Changes during construction are documented as change orders — written scope and cost changes that require your written approval before any additional work proceeds. We don't make verbal agreements on changes and we don't present surprise invoices at the end of a project. Every change is priced, approved, and tracked in writing.
Do you manage permits for remodeling projects in Sacramento?
Yes — permit acquisition and inspection coordination are part of our project management scope on all projects that require permits. We handle applications through Sacramento County and applicable city building departments. You don't need to interact with the permit office directly.

Why We Work This Way

Structure isn't bureaucracy — it's respect for your project.

Remodeling is one of the largest investments most homeowners make. A structured process means fewer surprises, clearer decisions, and better outcomes.

Every step we take before construction begins is designed to protect your budget, honor your vision, and make the build itself feel manageable. We've worked hard to make this feel like a partner relationship — not a transaction.

Ready When You Are

Most clients begin with a quick conversation. Choose whichever feels right.
