A Granite Bay homeowner came to us with a familiar request: his early-2000s guest bathroom felt dated, but he didn’t want to overcommit on cost. The goal was to freshen up the space, make it more functional, and bring it into the modern day — all while staying under a $12,500 budget. This project became a perfect example of our Essential Bathroom Remodel tier: a facelift-style renovation that makes a big impact without requiring a full-scale overhaul.

The Vision

The Vanity

The original builder-grade vanity with a tiled countertop was the first thing to go. In its place, we installed a Teodor Bridgeport 72″ Satin White vanity, instantly setting a brighter, more elevated tone for the room. This single upgrade added storage, functionality, and style in one step.

Fixtures and Lighting

Above the vanity, the old setup of two small mirrors never quite fit the space or served its users well. We replaced them with a single large, continuous mirror stretching across the entire vanity. Paired with new lighting, the mirror not only brightened the room but also improved functionality, allowing the vanity to be comfortably shared.

The plumbing fixtures also needed attention. Out went the tired originals, replaced by selections from the Delta Arvo lineup. With their modern styling and brushed finish, these fixtures brought a cohesive look to the sink, tub, and shower while ensuring long-term reliability.

The Bathtub

One of the biggest visual changes came with the tub surround. We reimagined it using 4″ x 16″ subway tile laid in a brick pattern, finished with Cavern Moss grout to tie in the home’s existing light green walls and tan floor tile. This careful grout selection added an earthy, unified feel to the room. For a crisp, contemporary edge, we finished the installation with Schluter Quadec and Jolly profiles — details that make the surround look sharp and intentional.

To complete the transformation, we installed a DreamLine Aqua Uno frameless hinged glass partition. Unlike a bulky curtain or slider, this hinged panel maintains an open feel while allowing easy access to the tub and shower controls. It was also the perfect solution for the bathroom’s layout, keeping the space feeling comfortable and uncluttered despite the toilet’s close placement.

The Result

By the end of the project, we had delivered a clean, functional, and modernized bathroom — all while coming in just under budget. What began as a dated guest bath is now a fresh, welcoming space that reflects thoughtful design and careful product selection.
